A 176-hectare hyperscale technology campus on the former RAF Elsham Wolds near Scunthorpe – set to be the UK’s largest artificial intelligence centre.

The scheme would deliver around 1.5 million m² of data centre space across 15 data halls, with capacity for up to 1,000MW of IT load and a new on-site energy centre alongside substations, battery storage, district heating and flexible commercial space.

We have contributed to the sustainability strategy. The project includes energy-efficient greenhouses that reuse waste heat, a 10‑year build programme supporting thousands of construction jobs annually, and extensive landscaping and bunds to reduce visual impact.

Construction is expected to start in 2027 with the first phase opening in 2029.
