Located near key arterial routes, including the A406 North Circular and A12, the site benefits from excellent connectivity to central London. With detailed planning already secured and construction expected to start soon, the development is set for practical completion by mid-2026. The scheme aims to provide high-spec industrial space with sustainability features such as green walls and roofs, reinforcing ambition to lead in urban industrial and logistics real estate in London.

The site is tightly constrained by surrounding industrial units, residential zones and a water course. In areas, the proximity of neighbours requires party wall act involvement and close design of the proposed developments levels, structural foundations, ground improvement and existing and new service routes.
Through an extensive review of proposed building and external levels utilising three-dimensional cut and fill technology, it has been possible to maximise the amount of recycled material generated from the demolition of the original industrial site.
